With 95% of property searches now beginning online it has become increasingly important to advertise your property on online property portals as quickly as possible.

Our “Online Only” package allows you to do just this for just £19. Once you provide Andersons Property with all the relevant information and photographs of the property we will construct an advertisement to entice potential buyers or tenants and upload this on to online portals such as Zoopla and Primelocation.

We are the experts in the local area and work hard to ensure that our clients are treated with care and respect during what can be a stressful time. We understand the importance of selling your property to the right buyers, for the right price, in the shortest possible time.

1. Book a Free Valuation – Arrange a date and time for our one of our experienced valuers to visit your home. You can book an appointment on line or call your local office directly.

2. Local Expertise – We will give you an honest and professional valuation and offer you advice and expertise on how to get the best value from your home, all with no obligation. Our highly trained team all have an in depth knowledge and experience to assist you with all aspects of your move.

3. Energy Performance Certificate (EPC) – All properties require an EPC when going onto the market. EPC’s last for 10 years so if your property already has one in place we can reuse it.

4. Marketing – We plan a marketing strategy with you including quality photography, floor plans and sales details. Once they have been approved by you we will market your property to our extensive mailing list and promote your property on our website and leading property portals reaching thousands of prospective buyers.

5. Communication – We will give you regular viewing feedback and advice on presenting your property to create the best first impression and inform you of all offers both verbally and in writing.

6. Conveyancing – We would advise instructing a solicitor as early as possible in the process  to save delays once a sale has been agreed. You can instruct a solicitor through Andersons Property. For further information and a personal quotation please speak to a member of staff.

7. Support – Once you have accepted an offer on your property our dedicated Sales Progressor will guide you through the conveyancing process liaising with solicitors, buyers, surveyors and other estate agents in the chain. Around 35% of sales in England and Wales fall through however our Sales Progression reduces this substantially by spotting potential difficulties long before they arise and by spending 100% of their time working towards a successful outcome for our clients.

Fully Managed Lettings

From 10% per month no VAT

This is our inclusive Service, which provides for the marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant.

This proving satisfactory, we then go ahead and prepare the tenancy agreement, and if required an inventory. The Tenant will then be checked in against the inventory.

During the tenancy we carry out periodic inspection visits. Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) arrange or recommend any necessary repairs.

Collecting and processing of rental payments is also an important part of our Full Management Service. Rental balances will be credited automatically to the Landlord’s nominated bank account.

Towards the end of the tenancy, we liaise with the Tenant, with a view to renewing the tenancy agreement, or arranging to check them out and re-advertising the property to let.

This Service is suitable for Landlords who are not residing locally, or would rather not deal with the Tenants directly, preferring all aspects to be handled by an Agent.

We also have invested into our landlords and albeit you may not want direct communication with tenants we as a business feel communication is key to a successful and growing portfolio so that said we have launched an “App” that gives the landlords, tenants and property managers confidence in the service we provide, as you can see what is happening with your property from accessing statements, tenancy agreements, gas safety certificates and all maintenance requests from the tenant as they have access to the same “App”. We feel this gives us a step forward with other letting agents as we are ahead with maintenance issues and also with contact with all concerned so no delay in the “Office is closed” scenario.
